Clubhouse Repair & Maintenance

Our fantastic Clubhouse is now 9 years of age and having hosted our Members throughout this period and hosted an extensive number of major events including three Australian Opens it is looking a little tired. The Board has agreed that $100,000 be spent on a detailed repair and maintenance program throughout July and August with a 20% contingency for any additional issues that may arise during this program. The recent comprehensive Member Survey included feedback from Members on the important role our Clubhouse plays in Member’s enjoyment of your Club and we understand the importance of maintaining the presentation of our most important assets. We ask for all Members patience and consideration whilst extensive work is conducted.

During the first half of 2014 management has conducted an extensive audit of the building which resulted in a list of items for attention. All works have then been quoted on by three different contractors before presentation to the House Committee and then the Board. The Clubhouse works during July and August 2014 will include:

(a)   repairing all internal cracks in walls;
(b)   repairing water damaged ceilings in the kitchen, breezeway and Golf Shop;
(c)   repair the water leaks in the roof;
(d)   clean and re-paint the interior of the entire clubhouse;
(e)   replace the base to the vanity unit in the men’s locker room;
(f)    replace all external cracked tiles;
(g)   pressure clean the outside of the building and existing tiles and bitumen pathways.

As numerous Members have noted, there are additional repairs and maintenance that are also required to the exterior of the building. Primarily these are the re-painting of the exterior of the clubhouse and the repairs, replacement where necessary and re-finishing of the plywood ceilings around the perimeter of the clubhouse. These works have also been quoted on and will cost $100,000 to $125,000 to complete. To proceed with these works now would require a larger increase in Member subscriptions for the current year whilst also substantially increasing the length of inconvenience to Member’s enjoyment of their Clubhouse. These works have been tentatively scheduled for July and August next year.
